Beware For The Real Estate Managers

This blog is kinda heart ache of mine,I am working in real estate since 2006 and for my first year in this business I was able to complete the my first sale and my client was a former assistant branch manager of china bank dasma makati and it went well I am very happy for that until God bless sales in that year and the company where I was,was a good company though some times the commisions a little bit late but it still good atleast I got it,but there was a time that I have to decide to leave that company and transfer to another real estate comp... but even I transferred I still sell the projects of my former company and I still closed a sale,but on my new company it took me 8 months to closed a sale but my first in my 2nd company it was 2007 that I noticed some manager's were some kind of "GANID SA PERA" mahilig manulot ng kleyente ng ahente once you already gave them the information of the clients be sure it'll gone,Why I know that it's because I experienced that not just once,and that hurt me a lot I gave my trust (of course managers we should follow their voices).Because there was one time that my client don't amswer all my SMS and calls(why)but when the time they inquiry I can call them anytime,anywhere and once I gave their info to a higher authority they don't answer me anymore.The question is,it it incidental or ang taong pinagkatiwalaan mo ay meron nang sinasabi sa mga kleyente ko paninira laban akin kaya di na sila nakikipag-usap,Gang dito lamang pero ipagpatuloy ko sa susunod

SPANISH “sabor” filled a scorching summer afternoon as the seaside community of Terrazas de Punta Fuego in Nasugbu Batangas recently capped off summer with “Las Ramblas.”

The annual event named after the famous boulevard in Barcelona, Spain was a bright and festive occasion for families who consider Terrazas their “home away from home.”

Like its namesake, “Las Ramblas” offered loads of attractions to delight the senses, from the delicious paella served from massive paelleras to lively performances by the Arriba band playing Spanish, Latin, Samba and Salsa music.

Surreal street performers or “buskers” like mimes, acrobats and stilt walkers kept kids of all ages entertained throughout the afternoon. Meanwhile, folks were free to roam about and shop for curios at several kiosks that dotted the party grounds of “Las Ramblas.”

Well, it may be for now, but in several months, it would not be much of a farfetched idea of living anymore, since Landco Pacific Corp., the multiproduct real estate development firm that started the trend in high-end “residential resorts” and “leisure farms,” has given birth to a new project—Amara en Terrazas, the first oceanside condominium in the country.

Terraced on 1.6 hectares of rolling terrain, about 75 meters above sea level, Amara en Terrazas is the soon-to-rise 95-unit luxury condominium apartment of the exclusive residential resort community of Terrazas de Punta Fuego in Nasugbu, Batangas, which is two-and-a-half-hour drive from Makati City.

Composed of two main structures called Casa del Mar and Casa de Amor, Amara en Terrazas provides each of its homeowners a dramatic, unobstructed view of the South China Sea and the Terrazas Cove, which is just several meters away.

According to Alfred Xerez-Burgos Jr., president of Landco Pacific Corp., Amara will be the first to afford its owners the convenience of condo living in a bucolic setting, since no real estate developers have ventured into this kind of project yet.

“There’s been a clamor for this type of housing. Some families want ready units,” he said during a roundtable interview in Terrazas de Punta Fuego recently. “They are the ones who don’t want to build their houses anymore.”

Patterned after the Four Seasons Bali in Indonesia, Amara will be a marriage of Asian and Western influences. Its architecture, inspired by Mediterranean elements, such as oversized windows, spacious balconies, and extended eaves—all block-like and sharp-edged—will be softened by wood furnishings and in some units, water features.

Space is maximized in every unit, which is set up like an open suite, providing the owners more flexibility. Panel doors that separate the bedrooms from the living room can be taken away during the day to allow more space. When night falls, they can be slid back in place for more privacy.

Because the price of each unit (two-bedroom or three-bedroom unit) ranges from P8.5 million to P12 million, owners will be lavished with features not found in most condominiums. Garden Units (139 sqm/ two bedrooms), for instance, is furnished with an outdoor jacuzzi and a roomy verandah. Loft units (173 sqm/three bedrooms) are designed with a two-story-high ceiling for the living and dining area and an extended balcony.

Experience Amara

Indeed, Amara en Terrazas came at an opportune time. We now live in what Newsweek Magazine calls an “experience economy,” wherein more and more companies, not just real estate developers, are putting premium on exclusivity, including generous perks to be enjoyed only by its limited clients.

In terms of amenities, Amara will have its own pool, multipurpose pavilion, and clubhouse, which are different from the ones enjoyed by Terrazas homeowners. It will also be equipped with a closed-circuit security system, fire detection and alarm system, sprinkler system, standby power generator, and a sewage treatment plant.

Aside from having a high price, Amara en Terrazas is sold only to Club Punta Fuego members. Thus, share ownership is a prerequisite for anyone who plans of buying a unit.

“What we want our clients to enjoy are exclusivity, comfort, and safety in a beach environment,” Xrerz-Burgos concluded. It may hurt a little bit in the pocket, but in the long run, it’s a wise investment.
